CAM is charged in order to maintain the common areas in the project and is not linked with the physical
possession of your unit. Same are charged as per the terms and conditions of Buyer’s Agreement of a given unit.

To execute the Sale deed, physical presence of customers residing outside the country is not mandatory,
however; to process the sale deed documents they may nominate someone to sign the Sale deed basis the registered Special Power Attorney/ General Power Attorney.

Yes, you may nominate a representative basis the Special power of attorney for possession format of the same has been sent along with the Offer of Possession demand.
Please execute the same as per the process mentioned in the “Offer of Possession Letter”.
The Special Power Attorney needs to be notarized and attested by the Indian Consulate of the residing country and further, it has to be stamped by the Collector
of Stamp in India within 90 days of its receipt in India.

In case the allottee fails to take the possession within 75 days from the due date of Offer of possession demand,
the holding charges shall be levied till the time physical possession of the unit is done. For information on rates,
please refer the Intimation of Possession letter/terms of Buyer Agreement.

Once 100% of sale consideration is collected, Nomination of unit shall not be permitted, however you may
transfer the property once the unit is registered at the authorities. That process is called Mutation.

We have car park space for the visitors in the complex. The same can be checked at project site from CFM (Maintenance Agency/RWA (Residents Welfare Association))

TDS is not payable on stamp duty and registration charges. However, Allottee is under legal obligation as per provisions of Section 194 IA of the Income Tax Act, 1961 (effective from 01st June, 2013) to deduct tax at source (TDS) from each instalment/ payment.
The Allottee shall be required to submit TDS certificate and challan showing proof of deposit of the same within 7 (seven) days from the date of remittance of payment to the Promoter so that the appropriate credit may be allowed to the account of the Allottee.

You are required to clear all dues within 30 days of issuance of Offer of Possession letter and complete all other possession requirements (documentation). Post completion of the mentioned payment and documentation, handover team will schedule Possession in accordance with completion of formalities.

Stamp Paper for Registration is being collected along with the Offer of Possession demand for initiating the registration process along with the handover of your unit.
It is a mandatory as per authorities guidelines to immediately make payment of Stamp Duty to transfer ownership rights to the allottee and same are strictly followed for
facilitating possession & Registration of Conveyance Deed by the Company.

Following documents are required along with payments -
1. Undertaking cum Indemnity for possession duly notarized and signed on all the pages by all the applicants (format attached).
2. Bank NOC (in case of bank funding / loan).
3. Copy of ID proof (PAN Card/ OCI / PIO) of all applicants (self attested).
4. Copy of address proofs of all applicants as registered with us (self attested).
5. Power of Attorney Original/Copy Notarized (In case any of the applicant is not coming on scheduled day; format attached).
6. Copy of Aadhar card of all the allottees (self attested).
7. PAN Card of all the allottees (self attested).
8. Letter of Authority
9. 3 Passport size Photographs of each allottee.
10. HVAT FD, if applicable
11. E-stamp paper and E-challan

Original hard copy of Special Power of Attorney registered on Rs. 1000/- stamp paper or copy of Registered General
Power of Attorney on applicable stamp paper along with the Aadhaar Card need to be submitted in case the allottee is not present at the time of Possession.

You may sell the unit in an open market. However, for the change of title deed, you would be required to pay all your maintenance charges and obtain NOC from Facility Management team and execute Sale deed in the Registrar’s Office.

It will be transferred in the name of new buyer after the mutation of the property has taken place in Company records.
You would be requested to submit all required documents and applicable fees, as per the company policy.

Emaar India Ltd. has submitted all Unit details with the MCG for your project if the concerned project is under the purview of MCG.

If the unit is in multiple names, then E-stamp should be prepared as first applicant & ETC. ETC represents other applicants in the unit.

E-stamp shall not be valid if it is not issued in the name of primary applicant, the error needs to be corrected. E-stamp should be prepared in the name of first applicant & ETC.
